Surveys and Valuations tailored to your needs in the Highland and Islands
Whether you’re a seller that requires a Home Report for your property or a buyer considering a Mortgage Valuation, we are able to offer surveys and valuations specifically tailored to your needs.
A Home Report is required by law if you plan to present your property to the market.
Home Reports comprise three parts.
1/ Single Survey
This must be prepared by a Chartered Surveyor. It categorises the condition of elements of the property on a scale of one to three.
Category 1 – No immediate action or repair is needed
Category 2 – Repairs or replacement requiring future attention
Category 3 – Urgent Repairs or replacement are needed now
The Report also gives an opinion of the Market Value and a Reinstatement cost for insurance purposes.
2/ Energy Performance Certificate
This rates the energy efficiency of a property and also gives recommendations to improve the energy efficiency of the property
3/ Property Questionnaire
This is completed by the seller (or agent) and gives information about the present ownership of the property that will be helpful to prospective buyers.
Our Home Reports include a Mortgage Valuation Report that is accepted by all major Banks and Building Societies
Scheme 1 – Report & Valuations
A scheme 1 valuation involves a limited internal and external property inspection which provides a market valuation which can be used for executory, matrimonial and other property management purposes.
Scheme 2 – Report & Valuation
A Scheme 2 valuation is a more thorough inspection which provides in-depth information regarding the condition of the property and identifies existing defects and potential problems.
All valuations and surveys completed by ourselves are prepared in accordance with RICS Valuation, Global Standards 2020 (the RICS “Red Book”).
